Hannah’s journey began in engineering. She graduated summa cum laude from Arizona State University’s Ira A. Fulton Schools of Engineering in just three and a half years, then went on to work as an engineer for Empire Cat, where she sharpened her analytical rigor, systems thinking, and operational discipline.
Driven by an entrepreneurial spirit, Hannah left corporate engineering to build three construction companies, gaining firsthand experience in development, execution risk, capital constraints, and the realities faced by operators in the field. That operator-level insight became the foundation for her next chapter: commercial real estate finance.
She went on to launch her own commercial real estate mortgage brokerage and private lending firm, structuring and placing capital across asset classes nationwide. She earned her real estate license at 18 and began her career selling commercial real estate before acquiring assets of her own. Hannah graduated summa cum laude from engineering school as a Merit Based Scholar and went on to work as an Industrial Engineering Manager at Empire-Cat, later founding and scaling multiple construction companies in Arizona. She subsequently launched a commercial real estate brokerage, The Firm, and a private lending company, deploying her own capital and gaining firsthand experience as a lender. Ultimately, her passion for the capital markets led her to found HB Capital to solve inefficiencies in commercial real estate debt and equity placement through a more strategic, transparent, and aligned advisory approach. Based in Los Angeles, Alex brings 25 years of CRE finance experience and has originated over $3 billion in transactions across all asset classes. His background spans time as an investor, lender, and mortgage banker. His experience involves working closely with CMBS, Life Insurance, Banks, Credit Unions and private funds. He is an active member with the International Council of Shopping Centers (ICSC) and the Mortgage Bankers Association (MBA) and currently holds a CA Brokers license.
James supports HB Capital’s capital markets and advisory team through underwriting, financial modeling, and in-depth market research across a broad range of commercial real estate transactions. He graduated from Arizona State University’s W. P. Carey School of Business in December 2025 with a degree in Finance, where he developed a strong foundation in investment analysis, valuation, portfolio management, and equity strategy.
With hands-on experience in financial modeling and transaction analysis, James provides analytical support that helps evaluate opportunities, assess risk, and structure tailored capital solutions. His disciplined approach to underwriting and research contributes to informed decision-making and execution across the firm’s financing assignments.
